One of the best things that’s happened to us in these crazy times is ChatGPT 4o. ChatGPT 4 was great, but 4o is an absolute game-changer. So, how are you going to be prepared for the NAR changes? Well, first things first, you’ve got to have a buyer presentation. You need to think it through, and guess what? ChatGPT can help you with that!

I’ve been using it to search the internet for different buyer presentations so I can gather all the best ideas. This way, I can prove my worth as a buyer agent. With ChatGPT, you can create something fabulous in Canva. Are there templates out there? You bet! You can even find them on Etsy – just plug and play.

But where is the information coming from? That’s where ChatGPT steps in. It helps pull it all together. Will it be word-for-word perfect? Probably not. You’ll need to tweak it by asking about specific things you do and then putting it all into a presentation. Aim for a casual yet professional tone that lays out everything beautifully for your clients.

Crafting Your Presentation

Creating a digital version of your presentation is a must, especially for out-of-state clients. How do you do it? ChatGPT, of course! With the ChatGPT 4 app, you can talk and communicate your ideas, and it records the text. You can then copy and paste it into your chosen format.

With the NAR changes, having a buyer agency agreement before showing a house is non-negotiable. If you agree on a 2.2% commission but the seller offers 3%, you don’t get the difference. These details are crucial and must be included in your presentation.

Don’t worry if writing isn’t your forte. Use ChatGPT to draft your presentation, then review it with your broker to ensure it’s perfect. The digital aspect is also fantastic for local clients. You can send them your presentation, do a Zoom call, and go over everything before showing any homes. Efficient, right?

Utilizing Technology for Success

I love the idea of creating a digital catalog for your buyer presentation. Instead of just a PDF, make it a cool magazine-like format. Show off your tech-savviness! This not only impresses clients but also sets you apart as knowledgeable and current.

If you’re part of eXp Realty, remember to negotiate your commission before showing any house. Use a buyer agent agreement form, find out what the seller’s agent is offering, and make sure everything is agreed upon in writing. This ensures you get paid for your hard work.
