Ever had a listing that’s everything a luxury buyer dreams of—yet it just won’t budge?

I know the feeling. The kind of house that stops people in their tracks: miles of open waterfront, lush landscaping with artfully placed statues, an expansive dock perfect for morning coffee or sunset cocktails, and interiors that look like they belong in a luxury design magazine. This isn’t some staged, hollow shell either—it’s a second home for the sellers, beautifully decorated from top to bottom with curated pieces and artistic flair. And yet… it’s been sitting. Quiet. Unmoved.

You’re running the ads. You’ve priced it right. You’ve done the showings. So what gives?

Let me tell you what I did—and how it could completely change the game for you too.


When the Listing Doesn’t Need a Price Drop—It Needs Exposure

Recently, I connected with a fellow luxury agent who has a jaw-dropping $7.5 million waterfront listing. This home isn’t just high-end—it’s aspirational. It has everything: panoramic views, a gorgeous pool, high-end neighborhood, artistic statues on the grounds, and interiors that look like a gallery come to life.

But the traffic wasn’t flowing. So I gave her a call with an idea.

I asked if I could use the property to shoot some lifestyle content—photos, B-roll, branding footage—because as a waterfront specialist, I wanted something with presence. Her home was furnished, unoccupied, and a perfect backdrop. She agreed.

Then something cool happened. She opened it up to a few more agents. And that small window turned into an all-day opportunity.

When One Yes Turns Into a Buzz-Worthy Day

She staggered appointments throughout the day—10 AM to 5 PM—with different agents and creatives coming in, filming, photographing, and sharing. It reminded me of what Josh Tucker did not long ago with a $9M new construction home. He hosted a full-blown agent content day: drones flying, videos rolling, people sipping champagne out front from a local vendor cart. And it worked—hundreds of agents came through, many posted organically, and the buzz was real.

Josh didn’t ask for tags. People posted anyway. When I asked him later what percent tagged him or the builder, he said “Most.” Because when you create the kind of experience people want to be part of, they’re happy to share.

The Win-Win Strategy for Listing Agents and Collaborators

Did I get paid to shoot there? Nope. Did I care? Not at all. The exposure I got was worth its weight in gold—and the agent got free buzz and new buyer eyes on her property. I’ll be tagging her and the listing in every piece I use. And let’s be honest, a $7.5M sale? You better believe I’m trying to bring a buyer.

No matter who you’re affiliated with, collaboration is key in this market. She and I are with different firms. Doesn’t matter. It’s about working together to help each other win.

If you’ve got a high-end listing just sitting there, take a beat. Think bigger. Think strategic. Invite other agents, photographers, videographers—anyone who can elevate visibility. Maybe even host a class or workshop there. Charge a small fee or get a sponsor to cover it, and boom—you’ve got traffic, buzz, and content being created.

Visibility = Opportunity

Here’s what I’ll leave you with: In today’s market, if you’re not visible, you’re invisible. Stunning homes don’t sell themselves. People do. So give them a reason to show up. Whether it’s a lifestyle shoot, a drone day, or a micro event—get creative.

And don’t forget the power of belief. I had manifested a sunny day for my shoot, even when the forecast called for rain. And guess what? By the time I pulled up to the home, the clouds had cleared. You have more power than you think.

If you’ve got a listing that needs love, don’t just refresh the MLS or drop the price. Think bigger. Think differently. Think together.
