Hey there! Want to get thousands of views on your YouTube channel and have people coming back for years from one listing? Yes, that's possible, and I can tell you how because I just learned how today. I'm Kathy Byrnes, and I'm here with Real Estate Riches. This is what I do—I give you tips and tricks to level up your business. So, subscribe below and stay tuned because at the end, I'm going to give you a sample of one of the agents that I know who does this and gets tens of thousands of views on her listing videos, and you can too!
I was watching a video by this successful real estate agent, and the first thing she said was, "Stop saying your name and the address of the property." I thought, why? But she explained that it's a lousy hook. Instead, you want to lead with something enticing about the neighborhood, the community, or the town. You lead with that hook and then go into what it's like to live there.
What's enticing about the neighborhood? In our area, we have lots of HOAs with pools, golf clubs, waterfronts, and more. How is it in proximity to different amenities that people like? You can't talk about age, but you can talk about the different activities, the weather, and other aspects that sweet-talk them right into their community.
So, now about midway through, once you start to talk—let's say a couple of minutes in because this doesn't have to be a long video—probably six minutes is ideal. By then, you're saying, "Okay, so now you're in love with the area, right? Let me show you one house as an example, my new listing." Then you say, "I'm Kathy Byrnes. This is my new listing at 123 Main Street, and you're going to love it. It fits right in." Talk about the style of the house, walk them through, see what they say, and see how they feel about the house. Show its highlights and start pitching the house.
Maybe end with, "This is just one of many homes like this in the area, and I want to help you find the perfect one for you. This may not be it." This approach is important because you're trying to pitch the area first. You become the expert on the area, and you're going to show them the house. This video will live on YouTube. Make sure you put these videos on YouTube because that's really what you want to be doing. You may have them on Facebook and Instagram, but YouTube is Evergreen. Do you know what that term means? It means it's just going to live there. So, even a house you listed and sold two years ago is still appealing because of how you set up the search for that little town.
You need to do more b-roll about the neighborhood. Show the amenities, the cool little towns nearby, the farmers' market, and other aspects that give the whole feel of what it's like to live in that area. This makes it compelling. You've painted a picture of this cool house, and you're going to pull in all these views. Make sure your hook for the house is about the area—maybe the subdivision.
Look at the successful agents who are doing this. At the end, I'm going to share the name of a girl who really got me on this path because it's powerful. Start doing your listings this way. Imagine now you can take your YouTube channel and put it in playlists for different towns. For instance, we have different towns like Morrisville, Davidson, and Cornelius. So, you create playlists for each town. It’s still searchable by the main city like Charlotte, and by the state.
Create videos about cool things in the area. We have a whitewater center here, and I'd do a whole video on that. It would be about fun things to do in this part of town. This way, viewers see multiple videos and stay on your page. Even if the house is sold, it’s irrelevant because you’re showing what it feels like to live in that area.
Highlight attractive features in your area. For example, in Mooresville, North Carolina, known as Race City because of NASCAR, I’d highlight features like classic cars, NASCAR, and golf courses. Interview key people in those areas, like the head of a golf course. You’re the secondary component, the host. Each video will have your contact information and your face on the thumbnail because you want to be the face of that town.
Cross-link your videos. When you post these videos, make sure to say, "If you liked this one, you'll really want to see the fun things to do around here," and include several links in your description that go to all the cool things. That’s the benefit of doing lots of videos. If you're worried about how to do all that, team up with someone else or hire a VA. Editing videos is easy today with tools like YouTube’s own editor and software like Taja.

Also, Taja software can upload your video to YouTube, split it up, get your descriptions, hook, and tags. Mention other videos in your description, leverage your videos, and commit time to shoot videos on cool areas. It doesn't have to be perfect, just real. Pay attention to your competition and the keywords they use.
