20 Doors to Retirement: Your Real Estate Endgame Plan

Have you ever heard someone say, "Build 20 doors for your retirement plan"? I had heard it a few times before too, but I never really paid attention—until today.

At my BNI meeting, a commercial realtor named Mike laid it all out so simply, and it got me thinking... What are you doing for your endgame?

If you’re like me, knee-deep in real estate, loving the hustle but also noticing the years adding up, you have to ask yourself: How am I going to eventually step back and still have income rolling in? Let’s dive into it!


Building 20 Doors: A Retirement Plan with Residual Power

Mike's plan is simple: Buy two doors (properties) per year for 10 years = 20 doors. Each door could be a rental home, a condo, or even apartment units. At the end of 10 years, the idea is to have about $5,000 a month in rental income. And honestly? With appreciation over time, it could be even more.

I thought about it a lot because I know firsthand—very few real estate agents have a solid retirement plan. We sell dreams every day but forget to build our own.

Lessons From My Mom’s Retirement Plan

This idea hit close to home for me. My mom was a realtor too. She didn’t aim for 20 doors, but she did manage to buy five properties—one for each of her kids. That was her version of a legacy. She started over in a new state in her late 40s, building something from scratch. And when she passed, those homes helped cover her later-life expenses when she needed it most.

It was a gift, no doubt about it. But times have changed, and the truth is, most agents today aren’t stacking up rental properties. Most are just trying to stay afloat in unpredictable markets.

My Endgame Didn’t Start With Real Estate Doors

I didn’t build my retirement plan with houses. I built it with people—agents.

When I joined eXp Realty nearly eight years ago, it gave me something I never had before: Hope. Stock awards. Discounted stock purchase options. Monthly revenue share from helping other agents find a better path too.

At first, it was just a survival tactic. I was in my late 50s, broke, trying to rebuild my life in a brand-new state. But slowly, the pieces started coming together. That discounted stock? It grew. The revenue share? It grew. The opportunities? They exploded.

Today, I’m nearly 75, and my world looks completely different. I'm doing business globally. I've sent referrals internationally. I coach agents. I teach AI webinars monthly. And most importantly—I now have an endgame that gives me options.

I don't tell you this to brag. I tell you this because if you’re a realtor and you don’t have a retirement plan—you need one.
