

Let me hit you with this right out of the gate: if you’re a real estate agent and you’re not marketing — I mean really marketing — you’re already behind.
I say it all the time: “If you’re not visible, you’re invisible.” It’s not just about listings or showings anymore. You’ve got to be the name people think of before they even know they need an agent. That means becoming a savvy, consistent marketer — and that’s where AI, especially ChatGPT, comes in.
Today, I was teaching a beginner webinar on ChatGPT for agents. That’s my fourth one so far — and every time I do one, the guide grows. Why? Because AI is evolving fast.
This isn’t some passing trend. It’s helping agents like you think bigger and act smarter.
At a recent event, I heard stories that made me beam with pride. One agent shared how she created an entire Mother’s Day campaign — emails, videos, posts — all done through ChatGPT. Her words? “It’s getting me to think bigger.” That’s the goal.
Another agent took photos of a dated listing, uploaded each one into ChatGPT with the floor plan, and asked it to modernize the rooms. They printed those new designs and posted them throughout the house — letting buyers see the possibilities. That’s powerful.
People buy with their eyes. You can talk all you want, but a vision sells.
AI tools like BoxBrownie (yes, it costs a bit) let you stage dated rooms virtually. One agent even took a red-brick exterior, asked ChatGPT to recolor it, and added landscaping. That reimagined vision gives buyers a clearer sense of what could be.
Imagine walking through a listing and seeing large, AI-generated mockups showing what each space could look like. Game-changer.
This week, a custom builder friend of mine asked for help bringing agents to an event. His homes are high-performance, energy-efficient builds. Great product — but I told him, “Start with what agents care about: commission.”
He was offering 50% commission at the first draw. That’s huge. Most new construction pays at the end, sometimes over a year later.
I used ChatGPT to whip up a visual — two guys shaking hands over plans, hard hat with a logo, and a clear 50% message. Attention-grabbing. Whether he used my version or not didn’t matter — I just needed him to get the point. You have to market to what people care about.
This tool isn’t just for writing emails. It’s your personal marketing assistant.
Use it to brainstorm content, generate posts, build listing descriptions, or create campaigns. You can even ask it to ask you questions — tell it your goals and let it guide you to stronger messaging and better SEO.
Marketing is my favorite part of the business. For some, it’s a challenge — they'd rather be showing homes. That’s okay. But if you want growth, you have to be visible and strategic. And you don’t have to be on every platform. Just find the right one.
ChatGPT can help with that too. Ask it, “Who is my ideal client? Where do they hang out? How do I reach them?” You’ll be amazed at what you uncover.
